Le pied carré – Vous êtes présent dans les provinces maritimes depuis une bonne trentaine d’années?

Robert Wiseman – « Oui, nous avons commencé à construire en 1975, donc ça fait 32 ans que nous y opérons. »
 
Le pied carré – Quels y sont les « points chauds », les plus actifs (hot spots) ?

Robert Wiseman – « Ce que vous appelez «points chauds», là-bas, n’est pas la même chose qu’ici. Ce à quoi vous avez affaire dans ce genre de marché est un marché captif… il y a de très grandes distances à parcourir en auto entre ces marchés… en comparaison, à Toronto, où vous pouvez voir une situation où le marché commercial primaire (primary trade market) pour une propriété peut être tous les passants à l'intersection nord-ouest d’une rue… et où il pourrait littéralement y avoir un autre marché à l'intersection opposée, à savoir, d’un côté ceux qui retournent à la maison et de l’autre, ceux qui se rendent au travail. Dans ces marchés (atlantiques), 70, 80 et parfois 90% (des gens) de votre marché primaire doivent conduire 20, 30, 50, voire 100 km pour parvenir jusqu’à vous… et lorsqu’ils y sont, ils magasinent partout autour, donc vous avez une bonne saturation de marché pouvant même aller jusqu’à 100% dans certaines communautés où chaque homme, femme et enfant sont dans votre mail une fois par semaine. Donc, cela est très différent en termes de « points chauds » par rapport à l’achalandage que vous pouvez avoir au Centre Eaton à Montréal ou à Rockland ou à Fairview Pointe-Claire. »
 
Howard Wiseman – « Les revenus au pied carré sont moindres mais les profits, plus élevés. Ce ne sont pas les genres d’endroits assujettis aux hauts et aux bas de l’économie, ce sont des supermarchés standards, des foires, des magasins à rayons, des boutiques de jeans. Les éléments de base. »
 
Robert Wiseman – « Oui, aussi longtemps que les gens devront manger et habiller leur famille, nous allons faire des affaires… les marges sont mieux protégées; ce n’est pas saisonnier, ce n’est pas comme dans les hautes sphères de la mode (high fashion) des grandes villes où la mode peut devenir invendable, après quatre semaines sur les tablettes, et nécessiter un processus de vente à rabais. Ici, vous n’avez pas ce « niveau de mode » mais les marges sont protégées et les gens peuvent conserver les prix de vente originaux plus longtemps; très bonne loyauté des consommateurs qui sont très, très, très intelligents… cela dit, sans que ce soit une différenciation en terme de sophistication ou quoi que ce soit. Le gros problème avec ces marchés est de s’y rendre et de convaincre les détaillants de s’y installer. »

Howard Wiseman – « Pour qu’un détaillant s’y installe, il faudra attendre qu’il soit allé visiter les sept ou huit plus gros marchés des quatre provinces maritimes et ce, avant même qu’il considère nos gros marchés de Grand Falls-Windsor ou Gander à Terre Neuve. Ce sont de très bons marchés… mais le détaillant doit d’abord évaluer les autres. Il reviendra ensuite nous voir après avoir constaté combien nos marchés sont captifs, tout en lui permettant de bénéficier d'une non-concurrence dans son domaine, ce qui peut parfois signifier une plus grande marge de profit; ce qu’il n’aurait pu obtenir dans les sept ou huit plus grands centres qu'il avait d’abord considérés. »


Summer 2008: Wal-Mart, Exploits Valley Mall, Grand Falls-Windsor, Newfoundland

Extract from the Advertiser – by David Newell – June 19, 2008. NEWS – Retailer plans renos, but no expansion – Building supplies store still in the works.

After months of speculation and rumour, the largest retailer in Grand Falls-Windsor has told the town council about its plans for the future. Wal-Mart has advised it intends to begin a $2 million renovation to its existing location at the Exploits Valley Mall on Cromer Avenue, although it does not intend to expand its square footage. This announcement puts to rest talk that the retail giant would be constructing a stand-alone store similar to the one it recently opened in Gander. Darren Finn, chair of the economic development committee, said Wal-Mart management advised it was quite happy with the performance of the outlet where it is now. "They say they like their existing location and they like the proximity to Dominion, Sobey's and the mall," he said. "They are in the cluster they want to be in. "This store is the store that performs the best in the province for them and they want to invest in this location."  Coun. Finn added that since the renovation will not include the addition of any square footage for the retailer, the store will be renovated according to a 'pantry' concept. He said this will see a larger grocery section and the company officials advised they would be expanding the electronics department while eliminating some areas that are not performing up to their expectations. Coun. Finn said the town council is not at all disappointed in the decision of the retailer, which is the world's largest public corporation by revenue and the largest employer on the planet. "They have told us this Wal-Mart here in terms of sales is their third biggest store per square foot in the province next to St. John's and Corner Brook," said Coun. Finn. "From their point of view they feel they have not lost any customers to any neighbouring communities or outlets, so they have not cannibalized any of their customers. They feel confident that investing in this location is the right thing for them to do." He expects the decision by Wal-Mart to go ahead with the renovation will bode well for the developers of the Exploits Valley Mall.  In addition, Coun. Finn feels there are other retailers in the community who have been waiting for Wal-Mart's next move in order to make decisions on their own development.


Spring 2008: Excellent leasing opportunity in Place Naviles, Ste-Foy, Quebec

Winter 2008:  Stitches Méga Entrepôt, Les Galeries Charlesbourg, Québec, Québec

Robert Wiseman of RDH Property Group is pleased to announce the opening of Québec’s first Stitches Méga Entrepôt store in Les Galeries Charlesbourg in Charlesbourg, Quebec. Suggested uses include promotional and speciality fashion, sporting goods and medical services. In addition, a pad-site of up to 6000 square feet is available, preferably for restaurant use. Winter 2005: SRSOR

Howard Wiseman of RDH Property Group announces that it has finalized a lease agreement with Services de Réadaption du Sud-Ouest et du Renfort (SRSOR), a government agency.  The new premises will comprise more than 13,000 sq. ft. of office space with over 30 full-time employees and will serve the entire Vaudreuil-Soulanges region.  Construction is expected to commence in January 2005.  The new premises is expected to be completed and opened in May 2005.  SRSOR is currently a tenant in the neighbouring property (on the same site) in Carrefour Dorion with approximately 2,500 sq. ft.


Fall 2004: Provigo

Howard Wiseman of Econo-Malls Management Corporation is pleased to announce that Loblaws Supermarkets Ltd. has completed its expansion and renovation of its supermarket in Carrefour Grande-Côte in St-Eustache, Quebec.  The store expanded from 25,000 to 36,000 sq. ft.  This shopping centre now comprises a total gross leasable area of approximately 90,000 sq. ft.  Loblaws agreed to a 15-year extension to their term as part of this agreement.


Fall 2004: Tim Hortons

Howard Wiseman of Econo-Malls Management Corporation and the TDL Group announce that they have agreed to extend the term of the lease for Tim Hortons by five years and the proposed renovation of its freestanding building is expected to be completed in Spring 2005.

Spring 2004: Provigo

Econo-Malls Management Corporation and Loblaws Supermarkets Ltd. have reached an agreement whereby the Provigo/Maxi supermarket anchor in Carrefour Grande-Cote in St. Eustache will undergo a major renovation and will be expanded to 36,000 square feet.  Construction is expected to start in July and completion is planned for early 2005.  Loblaws has also agreed to a 15-year term extension.  Opened in 1986, Carrefour Grande-Cote is an open, neighbourhood centre on 25th Ave. that, on completion of the expansion, will measure about 90,000 square feet.  Other tenants in the project include a 10,000 square foot Pharmaprix, a 28,000 square foot Monde de Liquidation furniture store as well as an SAQ and Subway restaurant.  Howard Wiseman is handling the leasing.


Winter 2004: Greenwood–Zellers Plaza

Econo-Malls Management Corporation reports that an agreement with Scotiabank has been reached that will result in an expansion, renovation and extended term in the Zellers Plaza in Greenwood in Nova Scotia.  Currently the 115,000 square foot project is fully leased; however, a two-acre pad is available for lease, sale or development.  Zellers Plaza is anchored by Zellers, Shoppers Drug Mart and Dollarama.  Howard Wiseman is handling the leasing.
